The Town of Deerfield is seeking qualified developers to create affordable senior housing on a prime 2.1-acre Town-owned site, 85 North Main Street, in the heart of its civic campus. Surrounded by key public buildings—including the library, town offices, and elementary school—the site is just steps from South Deerfield’s vibrant village center, with restaurants, breweries, salons, and medical services.

The Town has invested over $500,000 in site acquisition and due diligence, including feasibility studies, environmental testing, and infrastructure assessments. Public transit access is available via Pioneer Valley Transit Authority and Franklin Regional Transit Authority, and nearby attractions include Yankee Candle Village, Berkshire Brewing, Treehouse Brewing, and Historic Deerfield.

The Town seeks a development partner to deliver thoughtful, well-designed housing that reflects Deerfield’s historic character and central values. The property is connected to sewer, water, stormwater, and fiber is readily available.

The request for proposals (closed May 2025) and associated documents for the development are listed below.
